To assist you with your decision on your new home, we are providing this list of the requirements we use to qualify applicants for residency in this community. Nothing contained in these requirements shall constitute a representation that all residents and occupants currently residing in our community have met or currently have met or currently meet these guidelines. The types of information to be accessed: Identification, credit, public records, criminal and rental history, residency address information, employment, and income verification. Additional verification may be required. Each person age 18 or older who will live in the apartment home must apply and satisfy these requirements. The criteria which may result in a denial (include but are not limited to): Zero income or income lower than three (3) times the rental rate, unsatisfactory credit, criminal or rental history findings, exceeding the maximum number of occupants per apartment home, restricted pets, inability to meet conditional requirements of application results, providing misleading or inaccurate information, and adverse, subpar, or unverified information. Subject to applicable laws, our requirements include, but are not limited to, the following criteria:
IDENTIFICATION: Applicants must present a valid government-issued photo identification card for each person aged 18 or older that will be occupying the apartment.
INCOME: Applicants must collectively have a verifiable gross income in an amount not less than three times the rental rate.
CREDIT HISTORY: We obtain a credit report on each applicant. Our credit reporting agency evaluates credit (which may include rent payment history) as an indicator of future rent payment performance. An unsatisfactory or insufficient finding will result in the requirement of an additional deposit or denial.
COMPREHENSIVE REUSABLE TENANT SCREENING REPORTS: This community does not accept comprehensive reusable tenant screening reports. Upon submission of the completed rental application and Statement of Rental Policy, a credit evaluation will be conducted using one of the consumer reporting agencies provided on this document.
GUARANTORS. If a guarantor is needed, they must meet the qualifying criteria presented above. All guarantors must have a verifiable source of income in an amount not less than five times the rental rate.
ADULT DEPENDENT/OCCUPANT. If a person age 18 or older will reside in the apartment home but will not be executing the lease documents, that person will be considered an “Adult Dependent” and will be listed as an Occupant on the lease. The leaseholder(s) will be responsible for ensuring that the Adult Dependent/Occupant complies with all community rules and requirements in the lease documents, but the Adult Dependent/Occupant will not be financially obligated to pay rent or other amounts due under the lease documents. We require a criminal background check for each Adult Dependent/Occupant who will reside in the apartment home.
CRIMINAL HISTORY. We obtain a criminal background check on each applicant residing in the apartment home. Your application may be denied due to the information received.
SUBLEASING. Hawthorne communities do not allow subleasing, as stated in the lease agreement, which includes the operation of Airbnb.
OCCUPANCY. The following occupancy standards apply based on two persons per bedroom, plus one per apartment home: restrictions may apply in this community. Note: the district where the apartment building is located may have building permit codes that limit the use of other rooms, such as dens, sunrooms, and offices, to function as bedrooms.
PETS. Generally, acceptable animals include domestic cats, fish (maximum tank size: 20 gallons), birds, and dogs. Pet policies and breed restrictions may vary among the communities. Please see your leasing representative for more information about types and breeds permitted. Restrictions and deposit requirements do not apply to qualified assistance animals. Below are examples of breed restrictions that may apply.
PARKING POLICIES / RECREATIONAL VEHICLES. Each community has restrictions that limit the type and number of vehicles that may be parked on the property. All vehicles must be registered with the Management office. Where permitted, recreational vehicles must be parked in the areas designated by Management. Be sure to check the property’s specific parking requirements prior to executing a lease.
RENTER’S INSURANCE REQUIREMENT. You are required to carry a minimum of $100,000 in Personal Liability Insurance coverage. To satisfy this requirement, you will be placed on the community’s Property Damage Liability Waiver. You may also provide evidence of insurance coverage at your discretion throughout your residency. We may require that you add our community as an “Interested Party,” “Party of Interest,” or similar language. Your lease will have additional details about the insurance requirements.
FAIR HOUSING STATEMENT. Hawthorne Residential complies with all federal, state, and local fair housing laws. Hawthorne Residential will not discriminate against any person because of race, color, religion, national origin, sex, familial status, disability, or any other class protected by applicable laws. Hawthorne Residential will consider any reasonable accommodation or reasonable modification received based upon a disability-related need. The person requesting any reasonable modification may be responsible for the related expense.
RENTAL RATES AND LEASE TERMS. Original rental rate quotes will have an expiration date. The rental rate quote is associated with the apartment home's availability at the time of your quote, move-in date, and lease term requested. Any changes to the time of the quote, your move-in date, or lease term may require a revised rental rate quote which may result in a different monthly rental rate.
SECURITY DEPOSITS. Security deposit requirements vary among locales and markets and may differ among individuals based on objective factors such as credit and rental history. Note: Some communities may offer the option to pay a Fee in Lieu of Security Deposit. If the Fee in Lieu of Security Deposit is an option, then a separate Fee in Lieu of Security Deposit document will be included during the application process for the Applicant to review and acknowledge the option.
FALSIFICATION OF APPLICATION: Any false statements or information included in an application will result in denial of an application or subsequent termination of a lease. Hawthorne reserves the right to request supplemental information from any applicant if any information submitted by an applicant contains inconsistent or otherwise appears, in Hawthorne's sole judgment, to be false.
APPLICANT APPROVAL ACKNOWLEDGMENT. Applicant acknowledges and agrees that the criteria referenced above will be considered in the qualification process. Applicants who do not meet the requirements referenced above will be declined or be subject to additional requirements, including, but not limited to, additional fees, deposits, rent, or providing a guarantor.
In addition, Applicant acknowledges that whether the Applicant is approved or denied, that the Application Fee is non- refundable. If the Applicant is not approved, the additional fees or deposits paid to reserve the apartment at the time of application will be refunded within 30 days or less. However, if the Applicant is approved, then the additional fees or deposits become nonrefundable after 72 hours of notification of approval.
